Custom Residential Pricing

Full Residential Design Single Family New Build

• $1.00 per sq. ft. under the roof per level.

  • • Payment Schedule

      • A 100% Initial payment will be needed before any work begins based on the estimated sq. ft. unless noted otherwise in the contract. 

      • Any changes after the 3rd draft will result in a $100/hour charge billed weekly. 

      • All invoices will be due upon receipt with a 3 day grace period. After the 3rd day a late fee charge of $100/day will be applied.

  • Architectural Plans

    • Floor Plan

    • Exterior Elevations

    • Cross Sections

    • Interior Elevations

    • Finish Schedule

    • Door/Window Schedule

    • Cabinet Schedule

    • Roof Plan

  • MEP Plans (Mechanical, Electrical, and Plumbing)

    • Power Plan (plugs and panel location)

    • Lighting Plan (switches and lights)

    • Panel schedule and Panel loads

    • Plumbing stub up plan (we do not show the header location, the licensed plumber will provide this)

    • Plumbing fixture schedule

    • Hot and Cold water plan

    • Mechanical plan (to include approximate vent and return locations)

  • Structural Plans

    • Roof Framing Plan

    • Wall framing Plan

    • Structural Details

    • Slab Plan (if applicable)

    • Floor system plan

    • Header Schedule

For an extra fee we can convert our framing into weld up steel frame.

Residential Remodel and Additions

• $1.50 per sq. ft. for new addition or remodel areas. Min. Design fee of $1,000.  (most of the time it is estimated at a case by case basis based on the level of difficulty.)

    • Plans

      • Plans included will be determined after the first initial meeting to find out the scope of work involved and what is needed for permits. 

Commercial and Multi Family New Build or Remodel/Addition

• Price will be determined based on the scope of work. 

Timeline

Timeline is to be determined with a custom schedule that is sent via email to you at the start of the project. Timelines are subject to change.
